The Council-of-Elrond LOTR Movie Transcripts page has links to material for the FOTR theatrical and extended editions,  TTT theatrical and extended editions, and the ROTK theatrical edition.You can find the links on that page. Their transcripts represent a labor of love by fans, for fans, and they are presented in a helpful way with dialogue in white type, and camera moves and cast actions in turquoise type. Giving these non-dialogue details required a huge amount of work. You may want to contribute material or donate financially to their site to support their efforts.
